Preparing, staging, and marketing your home

Deep clean, declutter, paint in warm neutrals, refresh the curb appeal, and get the pool sparkling. Those steps almost always return more than they cost. Skip full remodels and new flooring throughout. Professional photos matter most, because nearly every buyer sees your home online first.

Worth doing

  • Deep clean everything. Windows, baseboards, grout, and appliances.
  • Declutter. Remove 30% to 40% of your belongings so rooms look bigger in photos and in person.
  • Fresh interior paint. Warm neutrals like greige, soft white, and taupe photograph well.
  • Curb appeal. Pressure wash the driveway, refresh the desert landscaping, repaint the front door, and add potted plants by the entry.
  • The pool. Clean water and working equipment. In Arizona, a well-kept pool is a selling point.
  • Sun damage. Check exterior paint, wood trim, door seals, and window screens. Peeling paint is a red flag to buyers and inspectors.

Usually not worth it

  • Full kitchen remodels. New hardware, faucets, and lighting usually return more than a gut renovation.
  • New flooring throughout. Unless it's badly damaged, a flooring credit can appeal more to buyers who want to choose their own.
  • Very personal upgrades. Bold tile or niche built-ins may not appeal to most buyers.

Consider a pre-listing inspection so there are no surprises once you're under contract.

Staging

Staging is one of the highest-return steps you can take, whether it's professional or guided by your agent. Virtual staging works well for many listings to boost online engagement. In the luxury markets of Scottsdale, North Scottsdale, and Paradise Valley, buyers expect professionally staged homes.

How your home gets marketed

  • Professional photography. Every room, the exterior, and outdoor living spaces. Pools and patios are major selling features here.
  • 3D virtual tour. Out-of-state relocating buyers can walk through before booking a flight.
  • Drone photos. Essential for golf course lots, mountain views, large lots, and scenic North Scottsdale or Carefree homes.
  • MLS and syndication. Your listing on the Arizona Regional MLS (ARMLS) feeds Zillow, Realtor.com, Redfin, and many other sites.
  • Social media and email. Video and posts on @ChaseStewartAZ and email to buyers and agents, run in line with fair housing rules.

Common questions

Should I stage my house before selling in Scottsdale?

Yes in most cases. Staging helps buyers picture themselves in the home and makes photos stronger. In luxury price ranges, professional staging is expected.

Should I make repairs before selling?

Fix what shows in photos and what an inspector will flag, like roof issues, HVAC service, and leaks. Skip big renovations that won't return their cost.
