Choosing the right listing agent

Look for an agent who backs their price with local data, shows you a written marketing plan, and communicates clearly. Arizona listing agreements usually run 3 to 6 months and spell out the commission, which is fully negotiable. Since the 2024 NAR settlement, sellers aren't required to pay the buyer's agent.

What to look for

  • Local knowledge and data. They should know your submarket and support their price with recent comps, not gut feel.
  • A real marketing plan. Professional photography, a 3D tour, drone where it helps, MLS exposure, social media, and email. If the plan is "I'll put it on the MLS," keep looking.
  • Communication. Clear, honest answers, especially when offers come in or problems come up in escrow.

Ask every agent you interview: what's your average sale-to-list price ratio, and your average days on market? The numbers tell you a lot.

The listing agreement

An Arizona listing agreement sets the listing term (commonly 3 to 6 months), the commission, and what the agent will do to market the home. Read it carefully before you sign.

How commissions work now

There is no standard commission rate. It's negotiated between you and your listing agent. Since August 2024, offers of buyer's agent compensation can't be posted in the MLS, and sellers aren't required to make one. You can still offer it, agree to it as part of a buyer's offer, or decline. Offering it can widen your buyer pool, since many buyers would otherwise pay their agent out of pocket. I'll walk you through the trade-offs for your price range.
