Choosing the right area in the Valley

The Phoenix metro covers more than 2,000 square miles, so where you buy shapes your commute, schools, and lifestyle. Scottsdale offers resort living and master-planned communities, the East Valley is built around tech jobs and family suburbs, and the West Valley has the most new construction at lower prices.

Scottsdale and the North Valley

Old Town is walkable with restaurants and nightlife. North Scottsdale has master-planned communities like DC Ranch, Grayhawk, McDowell Mountain Ranch, and Troon, with Preserve trails close by. Central Scottsdale includes established areas like McCormick Ranch and Gainey Ranch. Further north, Cave Creek, Carefree, and Desert Mountain offer bigger lots and quieter desert living.

Phoenix

The urban core, with neighborhoods ranging from historic Arcadia to suburban Ahwatukee. It has the widest range of price points in the metro.

The East Valley

  • Tempe. Home to ASU, light rail, and Tempe Town Lake. Strong rental demand.
  • Chandler. A tech corridor anchored by Intel, with highly rated schools and master-planned neighborhoods.
  • Gilbert. Suburban, family-oriented, and regularly ranked among the safest cities in the country.
  • Mesa. Arizona's third-largest city, with a wide range of prices and good value for first-time buyers.

The West Valley

  • Peoria. Newer construction, good schools, and Lake Pleasant nearby.
  • Surprise. One of the fastest-growing parts of the Valley, with affordable new builds and spring training.
